Scheduled AC maintenance isn't a luxury — it's an investment: a clean, well-tuned unit draws 15–25% less power, cools faster and doubles its useful life before a major failure. Unlike repair (corrective work after a fault), preventive maintenance is planned twice a year — before summer and before winter — to head off breakdowns and preserve indoor air quality. Our programme is complete: filter wash, evaporator and condenser cleaning, refrigerant charge check, drain unblocking, electrical safety tests and sanitation of the indoor unit against bacteria and mould.

Why it matters

Skipping maintenance costs more than you think. A clogged filter starves airflow and forces the compressor to overwork — higher bills first, then a burnt compressor (2000 to 6000 MAD to replace). A dirty evaporator becomes a mould nest whose spores blow into the room. A blocked drain leaks water into the wall. And manufacturers (Daikin, Gree, Midea…) require documented periodic servicing to keep the warranty valid — no maintenance card, no warranty. Two visits a year pay for themselves many times over.

Equipment and systems we service

We work on every format commonly installed in Morocco.

  • Wall-mounted split (residential)

    Baseline service: filter cleaning, evaporator wash with a dedicated product, drain check, sanitation — twice a year is enough for a home split.

  • Multi-split and multi-zone

    Each indoor unit is serviced separately, plus a check of the shared outdoor unit and the electronic expansion valves (EEV).

  • 4-way cassette (commercial)

    Large-format filters washed, condensate lift pump tested, fins mechanically straightened to restore original airflow.

  • Ducted (concealed)

    The unit is hidden but filters remain reachable via the service hatch. We also clean the grilles and, if fouled, the duct network.

  • VRF / VRV (hotels, offices)

    Planned maintenance under annual contract: unit-by-unit visit, log readings, gas pressure, Inverter compressor and central controller.

  • Window AC units

    Older but still common: remove the unit, high-pressure wash, dry, sanitise, then refit with fresh seal around the opening.

Our intervention process

A simple, transparent flow — from first message to a fully working unit.

    Power-off and visual inspection

    Power isolated at the breaker, then a check of the copper, insulation and outdoor unit for oil traces (leak indicator) or corrosion.

    Filter and evaporator cleaning

    Filters removed, washed in warm soapy water and dried. The evaporator is treated with a dedicated bactericidal cleaner that removes mould and musty smells.

    Outdoor condenser wash

    The condenser accumulates dust and sand — particularly in Ouarzazate and the south. We rinse it with low-pressure water along the fin direction (without deforming the aluminium), restoring heat exchange.

    Drain check and refrigerant check

    Drain line disconnected and flushed. Manifold gauges connected to read refrigerant pressures (without opening the circuit needlessly) and confirm the charge is correct.

    Electrical and safety check

    Compressor current measured on start-up, cable temperature checked, terminals torqued and the RCD/differential breaker verified.

  6. 6
    Sanitation and performance test

    Sanitiser applied to the evaporator and cold zone, then the unit is restarted and the delta-T between return and supply air is measured (10 to 15 °C expected in cool mode).

    Written report

    You receive a maintenance sheet: overall status, measurements, parts to watch and the recommended date for the next visit.

How often should an AC be serviced?
Home AC: twice a year — before summer (April-May) and before winter (October). Restaurants and hotels running non-stop: every 3 months. In dusty environments (Ouarzazate, desert): one extra annual visit is advised.
Can I clean the filters myself?
Yes — open the cover, pull out the filter, wash it in warm soapy water, dry and refit. Once every one or two months during the running season. But filters aren't the whole job: evaporator, condenser, gas check and drain still need a technician.
Does maintenance always mean adding refrigerant?
No — the refrigerant circuit is sealed and gas doesn't get consumed. If it's low, there's a leak that must be found and fixed (not just topped up). Technicians who quote a yearly recharge without a leak search are usually not trustworthy.
What's the difference between maintenance and repair?
Maintenance is preventive and scheduled (heading off failures). Repair is corrective (after a fault: no cooling, water leak, error code). Regular servicing cuts repair calls by around 70%.
Does maintenance keep the manufacturer warranty valid?
Yes — it's a requirement. Most manufacturers (Daikin, Gree, LG, Samsung) require a maintenance card signed by an approved technician to keep the warranty active in case of a major fault. Our visit is documented and preserves your warranty.
Do you offer an annual maintenance contract?
Yes — for individuals (2 visits/year) and for businesses and hotels (every 3 months with priority for emergencies). The contract includes written reports, visit reminders and discounted parts.
How long does a maintenance visit take?
One split: about an hour. Multi-split (3-4 units): 2 to 3 hours. Cassette or ducted: a full day. VRF under contract: half a day to two days depending on unit count.
What exactly does the sanitation include?
Application of an approved bactericidal and fungicidal spray to the evaporator and wet zone, killing mould, bacteria (Legionella) and viruses that cause smells and respiratory issues. Effect lasts several months.
